AppFolio names Column banking partner for property managers

AppFolio has named Column its featured banking partner, giving the bank an exclusive role within AppFolio's real estate software platform.
The partnership targets property managers that use AppFolio for operations and accounting and want banking services more closely tied to day-to-day financial workflows.
Through the AppFolio Performance Platform, customers will gain access to new finance functions for property management available only through Column. The companies are connecting AppFolio's property management data and accounting tools with Column's banking system, ledger and payments infrastructure.
The move addresses a longstanding issue in property management, where operating systems and banking systems often remain separate. That divide can leave finance teams reconciling accounts manually and handling payments across multiple systems.
Pressure on property managers has increased as owners demand faster access to funds, better account visibility, stronger controls and more detailed reporting. The partnership is designed to bring trust accounts, owner disbursements, reconciliation and financial oversight into a more connected process.
Column is a nationally chartered bank that built its own core banking platform, ledger and Federal Reserve connections rather than relying on older banking middleware. It says it processes more than $4.5 trillion in annual transaction volume and provides banking infrastructure to companies including Mercury, Ramp and Wise.

For AppFolio, the deal adds a banking partner with direct control over the underlying systems used to move money and manage records. That matters in a sector where client funds, trust accounting rules and owner reporting place extra demands on finance teams.
AppFolio presented the tie-up as part of a broader push to make its software more central to financial operations in real estate. By combining bookkeeping records with bank-level transaction data, the companies said users should be able to work from current information rather than reconstruct accounts after payments have already moved.

Column has been building out a property management banking business alongside its broader banking infrastructure work for technology companies. The bank said its real estate team includes relationship managers and customer engineers focused on property management workflows and compliance requirements.
That specialisation matters because property managers often hold money on behalf of landlords and tenants, creating fiduciary and reporting obligations that differ from ordinary business banking. In practice, that can make tasks such as owner payments, trust account management and month-end reconciliation more complex.

AppFolio also cited support from an existing customer in the property management market. MAXX Property Management said the integration could reduce friction between banking activity and operational records for its accounting staff.

The partnership highlights how software companies serving real estate are trying to deepen their role in financial administration, not just leasing, maintenance and resident communications. For banks such as Column, it also reflects an effort to embed regulated financial services directly into the software systems where specialist business customers already work.
